Most beachfront buildings on this island raise the living space above the flood line, which usually means a flight of stairs between the car and the condo. Eden House 403 does not work that way. The route from the parking lot to the inside of the unit is step-free the whole way, and the condo itself is on one level.
This page sets out exactly what that means, in enough detail that you can decide whether it works for you rather than having to guess from a checkbox.
The route from the car
- Parking lot to the building entrance: step-free. No stairs and no raised kerb to negotiate.
- Ground floor to the fourth floor: elevator.
- Elevator to the door of 403: step-free along a level walkway.
That is the whole journey. At no point does anyone need to lift a chair, a walker or a scooter over a step.
Inside the condo
- One level throughout. No sunken living room, no raised bedroom, no split level.
- No steps or level changes between rooms. Living room, kitchen, both bedrooms and both bathrooms are all on the same plane.
- New tile floors throughout, laid in the 2026 remodel. There is no carpet, which means no transition strips or raised edges underfoot, and a chair or walker rolls across the whole unit without catching.
- Walk-in showers in both bathrooms, remodeled in 2026 with frameless glass doors. Neither bathroom has a tub you have to climb into.

What I am not claiming
Step-free is a precise thing and I want to be straight about its limits, because the difference matters enormously if you actually use a chair.
This condo is step-free. I am not telling you it is a purpose-built accessible unit. It was not designed to ADA specifications, it does not have grab bars fitted, and the showers are walk-in rather than roll-in. If your requirements include specific door widths, turning circles or a zero-threshold shower, those are exactly the questions worth asking me before you book, and I would far rather answer them in detail than have you arrive to find something does not work.
Two other honest notes. The beach is soft sand and is reached from the building rather than directly off the lanai, so a beach wheelchair would still be needed to get down to the water. And the community pool is being rebuilt, with the association expecting it open in January 2027.

Why this is hard to find here
Fort Myers Beach is a barrier island, and after Hurricane Ian a great deal of it was rebuilt with the living space lifted well above grade. That is sound construction practice and it is why so many rentals here now reach their front door by an exterior staircase. A gulf-front unit you can roll into is a genuinely short list on this island, which is the main reason this page exists.
If you are comparing options, the questions worth asking any owner are: is there a step at the building entrance, is there an elevator and does it reach your floor, and is there a step up into the unit itself. Those three answers decide most of it.
A note on this page: everything above describes Eden House unit 403 specifically, not the building as a whole or other units in it. Measurements are available on request and I would rather give you those than have you rely on a general description.
